Who should choose the RICS Building Survey?

The RICS Building Survey is designed to minimise the risks associated with buying a property, particularly when the property is old, it’s built from non-standard materials, or it’s an unconventional structure. This type of property survey is also recommended for buildings which feature extensions. The structural survey encompasses a thorough review of the property, and the ensuing report provides details of all verifiable problems as well as listing suspected defects. It must be conducted by an RICS-accredited surveyor.

What is the RICS?

The RICS stands for the Royal Institute of Chartered Surveyors. It is a regulatory body based in the UK, and enjoys global recognition for its work in setting standards of excellence for the development of land and property. Choosing a survey from professionals accredited by the RICs gives you the reassurance that all work is carried out in accordance with required standards for competence, conduct and ethics.

What is a RICS Building Survey?

Sometimes referred to as a full survey, a Building Survey is the Level 3 report as designated by the RICS. It is a comprehensive inspection of a property which enables the house surveyor to prepare a detailed report of the condition of the building.

Aspects covered in Building Surveys

As a minimum, you can expect your Building Survey to cover the condition of:

• Walls
• Roof
• Doors
• Windows
• Cellar
• Garage
• Electrical wiring
• Damp proof course
• Plumbing
• Checks for signs of subsidence

The Building Survey will include an inspection of any permanent outbuildings.

In addition to this, your Oakfield building surveyor will assess a series of risk factors which could have an impact on the property, including:

• Health and Safety considerations, such as means of escape available
• Radion Levels
• Noise pollution
• Flooding

Technology for enhanced property surveying services

We make use of the latest technological developments to bring you the most comprehensive assessment possible of the property you are planning to buy. By taking footage with pole cameras and drones, we can get a detailed view of areas of the property which would otherwise be inaccessible. This helps to ensure that hidden defects are discovered in the survey, avoiding the risk of unpleasant surprises further down the line after the property purchase has gone through.

Additional aspects covered by your Building Survey

The survey report will describe the nature of the building, detailing the main materials used in its construction. It will also give an overview of the surrounding area, and any issues which should be noted. Our house surveyor will detail all known and suspected issues with the property. The report will also include recommendations for how to correct the defects and an estimate of how much the remedial work will cost, together with suggested timescales for the work to be done.

Restrictions for the party undertaking the survey

During a Building Survey, a professional surveyor is permitted to inspect parts of the property which might normally be inaccessible to residents, where it is safe to do so. However, a Building Survey is a non-destructive inspection, which means that surveyors are not able to investigate areas which would cause any material disruption to the property, such as taking up floorboards or exploring behind walls.

Mitigating restrictions for surveyors

Instead of removing parts of the property, surveyors will use the tools available to them to inspect and test in a non-destructive way. They will provide details in the survey report of any suspected defects which cannot be verified without further investigation. This alerts the house buyer to potential issues, and these items can be discussed in negotiations on the house purchase. Alternatively, the buyer may decide to abandon the purchase if the risk of major defects appears to be too great.

Alternative property survey options

If the house you wish to buy was built recently and is a conventional property, you could consider having a Homebuyer report instead of a Building Survey. However, if the property is modern, but has had major extension work to it, we would usually recommend a Building Survey, in case the extension has any structural issues or has had any impact on the original building.
