Buildings Surveyors Services
Our building surveyors have extensive knowledge of planning and construction regulations and requirements and are able to provide a wide range of specialist services, from arranging asbestos checks to dealing with party wall issues. In addition to this we also specialise in surveys of historic buildings.

Planning Applications and Party Wall matters
One of our Henley surveyors can advise you and point you in the right direction with your planning application needs, with either works to your existing property, or for a new-build construction. Professional support with a planning application facilitates a smooth and efficient application process. As part of the survey process, we can also advise on building regulation matters and other essential matters such as works under the party wall act. Your surveyor can also conduct a planning search if you need to know the planning history for a property.
Measured Surveys
A building surveyor can prepare highly accurate plans of the existing layout of a property and the elevations for you. These can include precise floor area readings.

Boundary disputes
A building surveyor can provide advice and support if you are involved in a boundary dispute with a neighbour.
Construction and maintenance projects
Your building surveyor can oversee major building work projects. Whether you are extending your existing property or planning a new build, a building surveyor can manage the project for you, liaising with you and the building contractors, providing regular progress reports, and supporting the smooth running of the project. We can also oversee major maintenance projects, such as roof or window replacement, and refurbishment works.
Homebuyer report: RICS Level 2 Survey
The RICS Level 2 survey involves a thorough inspection of a property to ensure that you are clear about its condition before you decide whether to buy it. The building surveyor will conduct an assessment of the property, including:
- checking timber for rot and woodworm
- testing for damp and checking the damp proof course
- checking services – gas, electricity, water
- assessing boundary walls and fences
- checking for any signs of subsidence
- examining means of escape
- identifying any local issues which could impact the property, e.g. noise pollution or flooding

Building Survey
You may have heard the Building Survey referred to as the RICS Level 3 survey or a full structural survey. This is the most comprehensive of the property surveys we conduct. In addition to providing the coverage of the Homebuyer report, the building surveyor will give a more in-depth inspection and analysis of the structure of the building. This may include testing as well as a visual inspection. The building surveyor may move furniture and other items in order to check areas which are concealed but can still be accessed without damaging the fabric of the building. For example, furniture may be moved in order to check for mould or other signs of damp on walls. Where there are suspected defects which cannot be checked in a non-destructive survey, the building surveyor will list these in the survey report.
A building survey means that you are not buying “blind”. It allows you to make an informed decision, avoiding the risk of discovering issues with the property once you already own the property.
