A key feature of RICS Home Survey reports is the ‘traffic light’ condition rating system, designed to give consumers a clear, at-a-glance understanding of the urgency of defects.

  • Condition Rating 1 (Green): No repair is currently needed. The property must be maintained in the normal way. This indicates elements that are in good condition.
  • Condition Rating 2 (Amber): Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way. This flags issues for future budgeting.
  • Condition Rating 3 (Red): Defects that are serious and/or need to be repaired, replaced, or investigated urgently. Failure to do so could risk serious safety issues or severe long-term damage. The report will recommend obtaining written quotes for these repairs before legal commitment to purchase.
  • NI (Not Inspected): This indicates any parts of the property that the surveyor could not check, with an explanation provided in the report’s limitation section.
